Disposal Process
The properties will be sold on a Private Treaty basis, either individually, grouping or as an entire portfolio.
Freehold Properties
All offers should be submitted to DTZ Sherry FitzGerald and should clearly indicate the following:
- The identity of the proposed purchaser.
- The property or properties for which the offer is being made.
- The level of the offer being made (if bidding for more than one property a detailed breakdown should be provided).
- Written confirmation of the proposed financing arrangements, including confirmation of timing and steps required to secure finance.
- Proposed timescale for signing contracts and completion of transaction.
- Name and address of purchaser's solicitors and any other relevant advisors.
- Any other conditions or information relevant to the offer.
Leasehold Properties
All offers should be submitted to DTZ Sherry FitzGerald and should clearly indicate the following:
- The identity the of proposed assignee/subtenant.
- The property or properties for which the rental offer is being made.
- The rental level for the proposed assignment/subletting (a property breakdown should be provided if multiple properties are being considered).
- Proposed timescale for signing contracts and completion of transaction.
- Name and address of purchaser's solicitors and any other relevant advisors.
- Supporting information required for landlord's approval, to include where applicable, financial accounts, bank references and trade references.
- Any other conditions or information relevant to the offer.
Please note our clients are not obliged to accept the highest, or indeed, any of the offers submitted.
Please note that in compliance with the Anti Money Laundering Policy any parties making offers on the above portfolio will be subject to scrutiny under the provisions of the Criminal Justice Act 1994 (Section 32) Regulations 2003.
VAT
VAT will be payable where applicable.
Surveys
The properties have been subject to a full measurement survey by DTZ Sherry FitzGerald which was carried out in accordance with the SCS / IAVI Code of Measurement Practice. The floor areas for each building will be included in legal documentation.
It is recommended that all interested parties carry out their own due diligence including measurements prior to completion of any legal documentation.
